DETACHED ADU | NEW CONSTRUCTION
Starting in 2020 you can now build a detached ADU up to 800 sq. ft. and 16' tall without any local discretionary approvals. ADUs created by conversions are also granted automatic approval. This has been a huge plus for the housing market in the Bay area.
The site for this project is located in Berkeley and proposed the creation of a new ADU in the rear yard of the existing ±987 SF home. The project proposes to construct a 760 SF detached ADU which will use highly efficient systems including continuous insulation on the interior face of the exterior walls, heat recovery ventilation and a high performance heat pump hot water heater.
The proposal will include a one bedroom unit with a home office and an outdoor deck. It will be independently accessible from the main street and will include all the ‘high performance wood frame construction’ details which are required for Title 24 & Cal-green.
The project is under Building permit review at present and has helped me gain a greater understanding of working with the City of Berkeley and the new ADU 2020 laws. This project has given me the opportunity to broaden my professional network, work with contractor bids/outline specifications on the Bid /permit stage and learn more about effectively managing and budgeting similar scale residential projects.
